摘要当今世界,房地产行业已成为我国国民经济的基础性和支柱性的产业,并且对我国的国民经济正发挥着越来越大的影响。房地产行业的发展状况不仅受到地产界的关注,也受到政府和广大人民群众等社会各界的关注。而随着近些年国家宏观政策的调整,房地产企业的经营业绩受到了较大影响。因此对房地产企业进行绩效评价是至关重要的。因为房地产企业的产出不仅仅只以货币为计量单位,所以单单依靠财务测量的评价方法是不够的。本研究的目的是构建一种基于平衡计分卡(BSC)和层次分析法(AHP)的方法以评价我国房地产企业的绩效。在文章后半部分,笔者选择案例分析的方法运用文章第三部分构建的指标体系对保利房地产(集团)股份有限公司进行绩效评价。64846

Title  Study on the Performance Appraisal System of Real   Estate Enterprises Based on the Balanced Scorecard                                                  

Abstract Currently, the real estate industry has become the foundational and pillar industry of our national economy, and it is playing an increasingly important impact on our national economy.  The development of the real estate industry is not only concerned by the real estate sector, but also concerned by the other communities, such as government、the broad masses  etc.. With the recent national macro-policy adjustment, the real estate enterprise’s operating results were accepting a greater impact. Therefore, the performance evaluation of the real estate is critical. Since the output of the real estate enterprises is measured not just by monetary units, the measurement method that relies solely on financial activities is not enough. The purpose of this study is to evaluate the performance of the real estate enterprises by constructing a Balanced scorecard(BSC) and an Analytic Hierarchy Process(AHP). In the second half of the dissertation, I chose case study method to evaluate the performance of Poly Real Estate(Group)Co.,Ltd. by using the index system which is established in the third chapter.
