摘要近年来随着徐州市城市化的快速推进，房地产业的蓬勃发展，住宅小区数量不断攀升，小区规模也在不断扩大。与此相伴随的是徐州市物业管理获得了迅速的发展，显示出了其广阔的发展前景与强大的生命力。然而，物业管理工作在实际运行中出现了一些新的问题，成为人们日常生活的主要困扰，成为破坏小区安定团结的主要因素。鉴于此，本文通过认真细致的问卷调查，了解徐州市现阶段物业管理的现状与存在的问题，从而提出相应的解决措施，为徐州市物业管理提供对策建议。50569

Abstract
In recent years, with the rapid advancement of Xuzhou city urbanization, the real estate industry is booming. The number of residential district is rising and its scale has been expanded, accompanied by the property management in Xuzhou, which shows its strong vitality and broad prospects for development. However, some new problems in property management during the concrete operation work become the main problems of people's daily life and the main factors to infect the community stability. In view of this, this paper is to study the existing problems and its deep reasons of property management of Xuzhou city with the method of careful questionnaire survey, and then we  can also put forward corresponding solving measures to provide policy and suggestions assistance for Xuzhou property management.
