摘要随着信息技术的飞速发展以及人们生活水平的大幅度提高，人们对住宅的需求已从追求简单的生存空间向着追求质量、功能、服务等多重需求过渡，同时信息技术的发展给房地产业和物业管理提出了新的要求，智能化小区将是未来发展的趋势。
为了满足住宅小区用户安全和科学系统化管理的需要，以及为了对随时发生的情况进行全面、及时的了解和掌握，对意外状况能迅速做出正确判断，并给出正确、迅速的指挥和处理，建立一个全天侯综合安防系统是十分必要的。安防系统主要由闭路电视监控系统、门禁管理系统、防盗报警系统、对讲系统、巡更系统等组成。闭路电视监控系统采用电视摄像等手段监视被保护对象；门禁系统用卡片、按键、电子锁等设备控制出入口门的开关；防盗报警系统采用动物物体监测器，监测接近被保护对象的运动物体；对讲系统利用可视电话来辨别访客身份；巡更系统是在安保人员巡逻路线上设置发信器，以确认保安人员的巡视记录、时间等。实现对住宅小区主要出入口及周界等重要区域的实时监控，达到文护社会治安和预防破坏的作用，及时地把一切可能发生的或即将发生的案件和险情的图像资料传送到监控中心，使监控中心的值班员可以把这些危害和隐患遏制在萌芽状态，杜绝财产损失、确保人员生命安全，对于构建安全、和谐的住宅小区具有十分重要的意义。此外，对于安防系统本身也需要达到技术先进，经济实用，安全可靠，质量优良等要求。10339
